For the purposes of these Terms & Conditions (“Terms”), the following definitions shall apply:
- “Company”, “We”, “Us”, “Our”: Refers to Synergy Properties, a real estate brokerage and property management firm licensed in the Emirate of Dubai under the Dubai Economy & Tourism (DET) and duly certified by the Dubai Land Department (DLD) and the Real Estate Regulatory Agency (RERA).
- “User”, “You”, “Your”: Any individual or entity accessing or using the Website.
- “Website”: The Synergy Properties official website accessible at https://www.synergy.properties/, including all pages, content, features, listings, and services available through it.
- “Content”: All information, texts, images, property listings, graphics, videos, documents, software and data available on the Website.
- “Listing(s)”: Any property advertisement, description, image, price, or promotional content displayed on the Website.
- “Services”: Includes buying, selling, renting, leasing, property management, supervision, advisory services, and all brokerage activities performed by Synergy Properties.
- “Applicable Laws”: All UAE federal laws, Dubai local laws, and regulations issued by DET, DLD, and RERA.
- “Third Parties”: Any external service providers, clients, partners, contractors, developers or governmental bodies.
- Acceptance of Terms
2.1. By accessing or using the Website, you acknowledge and agree to these Terms and Conditions in full.
2.2. If you do not agree, you must discontinue use of the Website immediately.
2.3. Continued use constitutes legally binding acceptance.
- Scope of Services
Synergy Properties provides, without limitation:
- Real Estate Buying & Selling Brokerage
- Leasing Property Brokerage Agents Services
- Real Estate Management & Supervision Services
- Marketing & promoting real estate for landlords, developers, tenants, and buyers
- Advisory and related professional real estate services within UAE laws.
All transactions facilitated through our team or Website are governed by separate formal contracts as required by RERA.
- Use of the Website
4.1. You agree to use the Website for lawful, non-commercial, and non-abusive purposes.
4.2. You must NOT:
- Interfere with Website functionality
- Copy, extract, or scrape data without permission
- Upload malicious code or conduct cyberattacks
- Violate RERA advertising rules
- Post false or misleading information
4.3. Any breach grants Synergy Properties the right to restrict your access without notice.
- Accuracy of Information & Listings
5.1. While we strive to maintain accurate and updated property information, we do not guarantee:
- Availability of properties
- Accuracy of property prices or descriptions
- Completion status of off-plan projects
- Developer commitments
- Exact areas, views, or specifications
5.2. All listings are subject to verification and may be updated or removed without notice.
5.3. Any transaction shall only be valid upon signing the official and regulated RERA documents such as:
- Form A (Seller Representation Contract)
- Form B (Buyer Representation Contract)
- Form F (Unified Sale Contract)
- Tenancy Contracts (Ejari)
- Property Management Agreements
- Intellectual Property Rights
6.1. All Website content is owned or licensed by Synergy Properties.
6.2. You may not:

Violation may result in civil and criminal liability under UAE Intellectual Property laws.

- Advertising laws
8.2. Users may be required to provide identity documents for verification including:
- Emirates ID
- Passport copy
- Proof of ownership (for sellers/landlords)
- Proof of funds (for buyers)
- Third-Party Services
9.1. We may collaborate with developers, owners, contractors, banks, or governmental entities.
9.2. We are not responsible for:
- Third-party errors
- External website content
- Developer delays or project changes
- Bank mortgage approvals or rejections
- Limitation of Liability
To the fullest extent permitted by UAE law:
Synergy Properties shall not be liable for:
- Loss of profits
- Loss of business opportunity
- Financial loss or damage
- Misinterpretation of property descriptions
- Any damage arising from Website use or reliance on information
You acknowledge that real estate decisions are made at your own discretion and risk.
- Indemnification
You agree to indemnify Synergy Properties against any claims, losses, damages, liabilities or expenses arising from:
